Plans to build up to 90 new homes on farmland near Bluntisham have been revived, five years after a larger housing scheme for the same site was withdrawn.

R2 Developments Limited has submitted an Environmental Impact Assessment (EIA) screening request to Huntingdonshire District Council, signalling early intentions to develop land north of the village, off Colne Road. The submission is a preliminary step before a formal planning application is made.

The proposed development site sits on the rural fringe of Bluntisham, a village known for its fenland character and tight-knit community. While no detailed plans have yet been revealed, the developer’s screening request suggests an outline application could soon follow.

This is not the first time the land has been considered for housing. A previous application in 2017 proposed 135 homes, but it was withdrawn two years later following local concerns. The site was also submitted for consideration in the council’s Local Plan process, which guides long-term development across the district.

In its assessment, the council identified the plot as potentially suitable for up to 86 homes, based on a “very low density” approach to protect the character of the area.

Any outline application would cover the basic principles of the scheme, such as access and the number of homes. A full, detailed proposal would still need to be submitted and approved before any building could begin.

The renewed interest in the site is likely to prompt discussion among Bluntisham residents, many of whom are cautious about new developments altering the village’s identity and infrastructure.

Huntingdonshire District Council will now review the EIA screening request to decide whether a full environmental impact report is needed before planning can progress.
