A transformative new neighbourhood is taking shape around Cambridge North Station, with developers aiming to turn disused railway land into one of the city’s most sustainable and connected communities.
The development marks one of the first major projects from blocwork, a joint venture between Network Rail Property and developer bloc, which plans to deliver over 40,000 new homes across the UK over the next decade.
The Cambridge North site is already home to the well-used Novotel Hotel and the One Cambridge Square office building, which is now over 75% let. These early successes set the tone for the next stage of regeneration, focused on creating an ultra-low car use residential quarter just 2.5 miles from the city centre.
The masterplan for the site was approved last year, giving outline planning permission for 425 homes and 53,700 square metres of commercial space. Built on former railway sidings, the development will blend housing, workspaces, and public amenities in a way that prioritises sustainability and reduces reliance on cars.
Robin Dobson, Group Property Director at Network Rail, described the scheme in as a “fantastic opportunity” to breathe new life into derelict land.
“As the largest owner of brownfield land in Great Britain, we are able to unlock strategically important sites like this,”
Robin Dobson, Group Property Director at Network Rail
he said. “We look forward to delivering a new neighbourhood that becomes a catalyst for further growth.”
Network Rail is working closely with key stakeholders, including The Crown Estate, to ensure the development supports Cambridge’s future as a smart, sustainable city. With proximity to rail links, employment hubs, and the city centre, the new quarter is set to become a model for transit-oriented living in the region.
