2025 – The Year of the Buyer? House Hunters Set to Call the Shots

Property experts predict that 2025 will be a buyer’s market, giving hopeful homeowners more negotiating power than they’ve had in years. With house sales expected to rise, increased property listings, and falling mortgage rates, buyers could be in for a golden opportunity. But there’s a catch—uncertainty around interest rate cuts and the end of a key stamp duty discount could shake things up later in the year.

Number of Available Properties At Record High

Estate agents are reporting 2025 will continue to be a buyer’s market, with the number of available properties per estate agent at a decade-high, buyers have more choices and leverage in negotiations.

Falling Mortgage Rates Could Boost Buyers’ Confidence

Another factor making 2025 an exciting year for buyers is the expected drop in mortgage rates. Experts believe rates could fall to around 4% by the end of the year, making borrowing more affordable and boosting buyer confidence.

However, for homeowners needing to remortgage, the outlook is mixed. Around 1.8 million fixed-rate mortgages are due to end in 2025, according to UK Finance. While some will face higher costs after moving on from pandemic-era low rates, others who locked in post-mini-budget peak rates may actually see their monthly payments decrease.

Act Fast or Hold Tight?

With less competition among buyers than during the pandemic property boom, 2025 is giving house hunters the chance to find the right home at the right price. But the message from experts is clear: while buyers have more breathing room, those waiting too long may still miss out on a great deal.
